Research: An important step toward the successful management of your Investment property is research – research of the company that you are considering engaging, the property managers and the properties available for rent in your area. You can gather a lot of useful information through the internet.

Appraisal: Here you have the opportunity to come together with your perspective agent without any obligation. This will assist in selecting the right property manager and determining the rental value of your property.  At Platinum our property appraisals are no obligation and at no cost.

Selecting a property manager:  Select a property manager that you are comfortable with and whom you can be confident in. A guide to a good property manager is to establish their level of experience, knowledge and level of involvement in managing your property.  At Platinum the property manager that you choose will be the person looking after your property, who will keep you informed and will conduct all day-to-day affairs of your property.

Property Presentation & Statutory Requirement: Your property manager will advise you of the best way to present your property to maximise its potential to prospective tenants. Tenant Selection & Application Process: Your agent will inform you when your property is scheduled for viewing by prospective tenants. At Platinum Realty Group we understand that whether it is your first home, you are upsizing, downsizing or investing, buying a property is an exciting time and often one of the most financially important decisions you will ever make. With that in mind please take note of the following tips.

  • If you will need to borrow money to finance your purchase, it will pay you to speak with your financier to arrange the best loan to suit your needs.
  • Prepare a short list of preferred areas that will not only fit into your budget but will provide you with the lifestyle and facilities that you are looking for. Take into consideration schools, shops, proximity to the coast and location.
  • Research sales in your preferred areas using the internet and press advertisements to gain a better idea of property values. (Platinum Realty Group can assist) and you can check our out current listings here
  • Come along and meet a Platinum Agent, who specialises in your preferred area. Our agents have a wealth of knowledge and will e able to offer additional advice and also alert you to new listings before they even reach the media.
  • When you find a property that suits your needs and you are ready to purchase, your agent will prepare a written contract on your behalf to present to the Sellers. A Platinum Agent will advise you on what clauses you may want to place in the offer to protect your interests.
  • It is always a good idea that you nominate a building and pest inspection for the property along with a number of other clauses including but not limited to swimming pools, smoke detectors and RCD safety switches. These clauses will be explained to you by your Platinum Agent and will then form a part of the contract.
  • Your agent will then present your Offer to the Sellers who will either accept your offer or seek further negotiation with you.  Once negotiations have been finalised, you will be required to sign a sale contract and pay a deposit. Your deposit will be held in trust account until settlement, where it will then form part of the payment for the property. Also at this time a Settlement Agent is nominated to act on your behalf at settlement.
  • A week before the settlement of your property a pre-settlement inspection will be arranged by your agent. You will be invited to go through the property with your agent and test all gas, electrical and plumbing appliances to ensure that you are satisfied that they are in working order. A Platinum Agent will assist you here.
  • On settlement day, your settlement agent will ensure a successful transfer on your behalf.

A meeting is arranged with your Platinum Agent to hand over keys and all other required items that may be required for the property.

Platinum TV

Platinum Realty Group are selling property through television exposure – that’s right your property on TV and, it works!

For the past few years we have been able to offer our clients the option of promoting their properties through television. Now I’m guessing the first thing that comes to mind is the “cost” and yes it does cost money but not a fraction of what you would expect.

Through negotiation and forming a tight relationship with the shows owners and producers Platinum Realty Group has been fortunate enough to secure some incredible discounts on the cost of production and filming, so rest assured the costs is a fraction of what you would expect. The show is hosted by well know comedian Peter Rowsthorne and scheduled to air on channel 7 at 4pm on Sundays directly following the footy, so a great time slot.

We’ve had incredible success with television promotions, Peter is a great guy to work with and helps to sell the product through highlighting the features, Peter has an ability to remember features and benefits of a property and is a real professional to work with. The production team too is a joy to work with.

If you want to sell your house via TV – this is how it works…

  • We book a time and date with the client for the film crew to arrive at the property
  • On the day we have a Producer, Presenter, Camera person, sound and lighting crew and the Platinum team who all play a role in promoting the property
  • The segment is then sent of for editing
  • We go to air approximately one week later

A look at Perth’s rental market

About one out of every four households in Western Australia is a rental property, representing approximately 200,000 dwellings.

The proportion of renters has been reasonably steady at around 28 per cent of all households for over a decade, although there is a change occurring in the mix of private and public housing tenants with the proportion of private sector tenants growing.

Most rental properties are located in the inner suburbs. For example, over 75 per ce

nt of all metropolitan rental properties are located within a 15 kilometre radius of the CBD.

Suburbs with the highest concentration include East Perth, Karawarra, West Perth, Northbridge, Highgate, Bentley, Glendalough and Victoria Park. Rental properties can account for up to 70 per cent of all dwellings in these areas.

Surprisingly, most tenants live in houses and not flats or units. Census result continue to show that up to 60 per cent of tenants live in traditional houses, although it’s true that around half of all strata dwellings exist as rental properties.

In WA the most common age group for renters is between 20 and 34. Typically, these are people in transition to home ownership. Not surprisingly then, the most common home ownership and buying age group is around 34 to 44.

Most tenants prefer a short lease, with the more common lease being six months.

Tenants clearly like the flexibility of a short lease, however more than half of all such leases are renewed for a further six months when the initial lease expires.

The median rent for accommodation in Perth is now $450 per week if you include units, apartments, villas and houses in the equation. Houses alone are generally higher with a median of around $460 per week.

Darwin remains the most expensive capital with houses renting for around $650 per week, while Canberra and Sydney are similar to Perth at around $450. Adelaide is the cheapest at $330 per week.

The average rent for three bedroom homes across all eight capitals is around $405 per week. Seen in this context, Perth is about 15 per cent above the overall Australian rental average for a house.

However, rents in Perth have been slowly coming down since 2013 with the median weekly rent dropping $25 from $475 around this time last year.

This is due to a slow-down in population growth but also from large numbers of renters having taken advantage of very low interest rates to buy a home of their own, enabling them to leave the rental system.

This in turn freed up more properties for rent and is a key reason why Perth’s current vacancy rate is now a third higher than average, sitting at 4 per cent or 5,600 properties.

It’s also a good idea to attend some home opens in your area. This will give you a better idea of what your property may be worth by giving you a price range to work with.
  • Appraisals: Arrange for an agency that works in your area to come out and appraise your property. Your agent will provide you with a good understanding of prices in your area and the current market conditions.
